๐งฎ Calculate Your Property Tax
๐ Complete Property Tax Calculator Guide
What is property tax?
Property tax is a recurring local-government charge associated with taxable property. The exact method depends on the applicable state law and local authority. A municipal corporation, municipality, council or another local body may use different valuation systems, rates, rebates and exemptions.
Why there is no single India-wide property-tax formula
Property taxation is administered through jurisdiction-specific frameworks. For example, the official MCD portal provides a property-tax calculator involving fields such as UPIC, tax year, floors, colony, ward and zone. Haryana's Department of Urban Local Bodies maintains a Property Tax section and publishes separate notifications and instructions. Therefore a generic tool should not pretend that one rate or formula is official for every city.
How to use this tool
Select your State/UT, property type and the valuation basis that matches your local documentation. Enter the taxable annual value, assessed/capital value or area-based inputs as appropriate. Then enter the tax rate from your local authority. Add a known rebate, penalty/interest and other charges. Press Calculate.
Annual value method
For an annual-value estimate, the taxable base is the annual rental or annual value entered by the user. The basic calculation is taxable value ร applicable rate. The result can then be adjusted for a user-entered rebate and penalty. Actual municipal systems may apply deductions, zones, property categories and other factors.
Capital-value method
For a capital/assessed-value calculation, the taxable base is the value entered in the capital-value field. Do not automatically use market value if your local authority defines a different statutory assessed value.
Area-based estimate
The simplified area model calculates property area ร annual value per square foot, then applies the selected tax rate. Actual unit-area systems may include location, use, floor, age, structure and other factors.
Rebates and penalties
Local authorities can provide different rebates, exemptions, interest or penalties. The calculator therefore lets you enter these values rather than presenting one nationwide percentage as official.
Delhi / MCD
MCD's official property-tax system provides property search and tentative tax calculation. Its calculator includes UPIC, tax year, floors, colony, ward and zone. MCD guidance also states that its payment system uses a 15-character alphanumeric UPIC. Use the official MCD portal for an actual assessment or payment.
Haryana
Haryana's official Urban Local Bodies Property Tax page currently lists 2026 property-tax notifications for corporations and for councils/committees. Local notifications should be checked before using an estimate for payment.

Why the estimate may differ from your official bill
An official bill can include assessment records, property identifiers, ward/zone classifications, construction details, exemptions, arrears, interest, penalties and other database-driven adjustments. This calculator uses the inputs you provide and therefore cannot reproduce every local rule.
Property tax is not stamp duty
Property tax is generally a recurring local charge, while stamp duty and registration charges are transaction-related charges. This tool estimates property-tax-style charges and is not a stamp-duty calculator.
Mobile-first and privacy-friendly
The interface uses large touch targets and responsive cards. Calculations happen in the browser and no login or payment is required. Do not enter sensitive information that is unnecessary for an estimate.
